You (Greg) have to understand when someone is in probate, tax, foreclosure, etc... predicament, these people are receiving droves and droves of letters, post cards, fliers, cards, and so on.When you knock on the door and hand deliver a letter or leave a letter on the door (discreetly) - it may get their attention more than via snail mail.If a deal is worth it.

You can use a PO Box for your company address in those states above to avoid this but your Registered Agent must have a address in the state to deliver correspondence to.The state which the property is sitting is of no consequence to any decision.In your situation, a single owner LLC (it sounds like) forming in your state is really going to be the same for tax purposes.
