My advice to newbies is join forums that are more dedicated to agents to search before buying anything.

It takes a large amount of long term dedication...slowly chipping away until you establish yourself and breakthrough with a successful business. 

Plus a lot of people invest in RE as a side gig, meaning they are not dedicating 100% of their time to it.

But the vast majority of those that immediately meet me and beg me to coach them or to be a student, I say, NO to.Just this week 3 people asked me, but I told them, show up, network, prove your dedication to this, then maybe after we will discuss a coach/student relationship.That ADHD is also why I don't take on INTERNS> Most just waste my time.Yes, we all are ok with Banks, etc requiring Skin in the game, but you want me to give my time freely to someone.

It does take work, dedication. commitment, desire and some serious passion.Stay with it, learn, educate and Happy Investing!

To be a successful wholesaler, you need a good marketing plan, consistent and dedicated action every single day/week, and patience as it takes multiple touches or contacts to connect at the exact right time. 

I actually settled on a niche (although I haven't been fully dedicated to it).

I have the same questions with a concern....I have a full time job and have been doing real estate on the side for several years....but, I'm afraid I will never know when to dedicate my FULL time to it.

Yet I dedicate one hour per day to read and look at properties that I am interested in.

Every city that we invest in has a dedicated PM company that we work with and we have been working with many of them for 5+ years now.
