You're stuck with a liability and this happens all over the country.Besides the drastic stuff that can happen, new investors need to understand the maturity cycle of neighborhoods, new-expanding, to stable, down to mature, to stagnant, to declining to distressed.

Unless yours is a designated 55+ community, you can't decline an applicant for having children, or a specific child.

I know I would be able to cash flow, but I'm afraid the investments wouldn't appreciate in value because of the unstable economy and declining population growth state-wide.  

All have some great upside and value add positions that can withstand a declining market. 

Will you run a declining balance in the second year like a mortgage, in that case as the principal goes down the return goes up.  

Unfortunately I just do not have the time to do that so I have to decline.

So, if you take double declining balance depreciation and hold some time and then sell, the chickens come home to roost. 

Another offer came in for 250 (from another investor my agent works with) and she declined and decided to pull it off the market.
