I considered doing a FSBO but 3% exclusive realtor fees made sense to me at the time, still does considering, since I also had other customers waiting for me to finish that project so I could get to their remodel projects.

Go through your local news papers and send LOI or residential purchase contracts, I prefer LOI's and you will get a lot of calls from Realtors that never seen an LOI before and may say they can not present the offer.

Once you had the paperwork yourself and understood the process for setting it up I guess it would be pretty straight forward.Personally I think I would prefer just to double close it and save the hassle of all that, but to each his own.
