I'm having a hard time deciding whether I should try to do a 1031 exchange, cashout refi, find a lender willing to give me a HELOC on it (non-owner occcupied) or to just leave the equity there and save up another down payment for my next property on my own.

This spring we decided to sell one of them using a 1031 exchange and purchase the some replacement properties in Milwaukee.  

Lastly, many investors who purchase in this price range and higher are doing 1031 exchange and/or is paying cash.

The CAD expense gets converted to a USD charge at the current exchange rate of that day.

Hi Eric - I do the same thing - the problem I have is when I sell the property and do a 1031 exchange, then I need to keep that LLC for the new property which is really confusing since the name of the LLC is now referencing  the street address of a property that I no longer own or am affiliated with.Do you know if you can change the names of LLCs?
