@Angie Vance Banks always want to squeeze every penny they can out of an REO.

I have never spent a penny.

Obviously, if you didn't take it in consideration in advance it'll eat your entire annual rent cashflow or more.So my bottom line is not to ignore potential issues that you can identify in advance like corroded copper pipes, old electric fuse box, old roof etc.

Also the pictures don’t show anything besides a outdated kitchen and bathrooms, the nice looking hardwood floor needs some sanding and nice coat of poly.       

We hired a painter to come in and coat every paintable surface with BIN to embalm the smoke in a lacquer tomb and then paint over it.  

The flooring guy can sand the top coat and apply another coat of poly to reduce/eliminate the bubbling.  

I doubt that you ever get a penny from him.

If a flip, I agree with the comment above in regards to the top coat.
