With him being an equal partner of our company, he cares more about the success of the company than his personal compensation and is willing to do the work for less than he’d charge anyone else. 

They are so good they replaced a broken light fixture on the back of the porch and when I found out I sent them a check to compensate as I would have fixed it anyways. 3 years in and only 300 bucks for all calls last year.

Look at the big picture and let strong compensating factors average out weak performance in other areas. 

Just keep in mind that for loan amounts under $100K fees may be a little higher to compensate for the low loan amount and risk

in my market rents are going up over 10% this year and I expect this will continue for the next few years to “catch up” with the property appreciation and to compensate for the elevated risk associated with the covid eviction moratorium.

You bring up valid points with regards to profit sharing and fair compensation for work load.

Most lenders work off of commission and if the loan is very small, they have to compensate with points/lender fees.
