It is not really investing, just doing a job. 

These terms are common with commercial financing.

BUT, they also need to do a good job if they want to stay in business. 

I second Well & Good, I use them at two of my rentals and they do a great job.

A rule of thumb is 1% of purchase price for annual maintenance (seems high to me but that is a common number).

Benefit of this is obviously the cash flow, but also you lock the door connected to the common space that way the guest does not access your kitchen/living space. 2) Long term is always the end goal but in todays market tough to cash flow (again that changes market to market).
