As a tenured Property Manager I meet a lot of folks that are in the real estate industry - agents, PM's, contractors, and owners.

I'm curious about your experiences with tiered commission structures for listing agent  – do you use them, and how do they work for you?

Personally, I've bought 2 properties with him as my agent! 

I am looking for an agent who has experience with working with investors and who knows the area well (rents, desirable areas vs. undesirable areas, etc).

I called USPS several times, finally I was able to speak to an agent, they are working on it.

Have your agent verify all pertinent information and provide video walkthroughs of the property and community. 

Find an investor friendly buyer's agent. 

Here's exactly what I'd do in your shoes: 1) Build a solid team -- Agent, PM, Contractor, Handyman, Lender (all local pros)2) Invest in a Turnkey Duplex or SFR just to get your foot in the door and learn the area3) Then, with money left over Invest in a BRRRR and recycle that money indefinitely as assets appreciate / force appreciate4) Acquire a large fleet of Indianapolis rentals as the city continues to expand.
