@Madelin MendozaI’m currently in Jackson Heights and both places are awesome to live in but extremely expensive and as you said good ROI is a challenge in many of the areas here..... the Bronx you can get a good ROI as many properties there are cheaper than anywhere in the city but thats taking a risk on all the craziness the Bronx has to offer lol .....

It was cheaper to replace then to do constant repairs, plus if the cylinders were badly corroded good luck getting them out.

So now with prices and rents were they are at and this crop of investors who have it pounded into their brain that a property needs to positive cash flow with 20% down other wise its no deal.. that seperates new builds generally on their face  IE they won't hit those metrics..Now in parts of Texas were things can be cheaper than west coast and rents a tad higher I can see were investors could swoop in and hit the magic 100 a month positive with 20% down on new construction.
