Idea--please tell me why this wouldn't work!

That is well known to cause that fear factor that will hold you down from making you succeed in the world of Real Estate Investing.Im pretty sure a lot of investor's on this board learned it by actually going out there and getting the hand's on experience and putting that education to work.So go out there and start taking those deals down and if you have a question concerning your deal just post it and you'll see how many people are on this board willing to help. And about having that full time job that won't let you find deals, hire a birddog they usually get paid by the actual real deal you close on and that's about $500-$1,000 bucks that you'll be paying them if you close on a deal...GoodLuck...

Investing in Foreclosures?
24 May 2007 | 6 replies
You can't just simply buy a house slap paint on it, new landscaping, floor and expect to sell it for 5 digit profits. We all know that the subprime fallout has caused lenders to force many into foreclosure, these numbers are only expected to grow through the next 1-3 years. So would it be wise to think if you were looking to get into the flip market that these foreclosures would have the potential to be a profitable investment?

All our agent did was communicating with the seller agent in order to arrange showing us the interior of the properties we were interested in, which I could've probably done myself (contacting the seller's agent to show us the RE).I can see a big procurring cause argument coming.

Add a bath if it only has 1, Those are excellent ideas, but not the kind of things that will cause a house to appreciate at higher than market rate, except for the bath.

Now I have seen several to many listings that say something similar--unpermitted room, and indeed, many of the carports have been enclosed for living space.I may be doing some exterior work, and expect to pull permits. Will this unpermitted room cause me a problem?

If they've given you the proper notice and it really is a month-to-month situation there's probably little you can do (that's the whole point of month-to-month leases, allowing either party to terminate it without cause).
