This last tenant cost me an estimated $6,000 in damage to my ceiling and floors because they let the water run in the kitchen sink or something and it flooded the floor and ripped out the ceiling below and molded the carpet.The police have been dealing with my tenants on a 2-3 times a week basis -- no exaggeration, I have the surveillance video.

My parents dont approve of me learning real estates,in fact in their eyes i have to be a doctor or they'll kick me out.but i want to learn so much regarding wholesaling I've watch videos and read books on it and i would greatly appreciate it for any tips with wholesaling in nyc.

Regardless of whether you believe it, I would check out @Brandon Turner's video on the 50% rule, here.I think the 'quit my job' strategy is much more viable for people actively running flips.
