The city has its own water, electric and cable company which I've been told is very nice.Trenton, Woodhaven, Flat Rock, and Riverview are more southern communities that have good potential for investments, as they are considered very good areas to raise kids (excellent schools, higher valued houses).Areas that I would stay away (or at least be hesitant) are: Ecorse, River Rouge, Melvindale.

Quick edit, the buildings definitely need some sprucing up, and I would assume that would raise the ARV, but I have no idea how to estimate that so I'm just setting the value off the idea that I can't raise the ARV for some reason.

hello everyone, i am looking at paying a small ( 8 homes) mobil home park in Colorado, i have never done a deal like this before and i am wondering what kind of financing i can get after i buy it for cash, can i get my money back out of it or at least 70% with a commercial loan or something like that. i as not looking for mobil parks but i have always been interested in them and flips are getting harder and harder to find with everyone doing them and also over paying for them, so when i saw this as a rental opportunity i thought i might try it, i have a few rentals as of now, and long term rentals in where i want to be. i am just flipping to raise capital to buy the right multi family . any and all help with this would be great. thank you so much Jason Eberhardt

When I got my license I was essentially broke (recently divorced and had to sell it all), but I got a box of business cards and I just started talking and handing it out whenever someone might need my phone number - whether or not they needed my services.That being said, what I have learned since late 2015 being in the trenches, I believed I never could have learned otherwise.
