The kitchen cabinet staining I would need to see first to make sure it is doable.

I tile my kit and baths, and sometimes upgrade my cabinets if I thing I can raise the rent a few bucks or rent it faster (less vacant time)NOW you can hold the PM accountable if they can not reach their potential rent goals and you can get a good team player to boot-

I'm actually NOT trying to discourage you, however @Mike Flora you are taking bigger rudks than just a few hundred bucks in tax money, I suggest you read anything and everything including existing case law.

You may just need to be creative if the seller starts jumping up and down.Is there a reason you want to avoid the double close other that saving a few hundred dollars?
