Most Costa Rican mortgage loans require %50 down which we have the cash for but we don't want to tie up that much of our liquid assets in one property as we intend to buy a 2nd property in the next year or so.

If you boost leverage to 75% the cash in your pocket is even greater and the returns get boosted again.Now go forward in time a few years and you can do a few things you can never do with a stock:If the property has appreciated, take out another loan and put more money in your pocket.Or, you could sell the property you can use 1031 exchange to buy a much bigger property, reset the depreciation clock and pay no income taxes at that time.

hello-q: i hope that you have quite the plethora in information about the decide to..build a square space (office like in function) right next to house-to have "reason space" to work from home ('i am forced to work from home bcs of having parent who survives a stroke-cared for on/in house property, bcs putting her instead in assisted living-wouldn't be more affordable/feasable, and many states (california being one) are willing to help loved one(s) to age/stay in place as reason to build these extra spaces in/on property..putting her in the situation as more benefitting i am researching the state orgs to find out what to do=being as stellar the careful/accurate as i can with gathering as to what to do..including the obtain of funding per any grants.and trusting that having your consultation has us getting away from issue/noise over just purchasing/happenstance model in default assisted: residential (multi bed home stead-with all the red tape & fees/tax justify better?

@Joe Carpyou can buy rentals with a DSCR loan, and they will not require W2 income like a conventional bankhowever, down payments will be 15-30%, so will use up your cash fasthow to scale as we sink money into each property is definitely a major challengei have done a couple successful BRRRRs that helped preserve capitalhope this helps
