If you are in small towns that are growing you will be an ally to the community development office as most are always complaining about available housing for business they are trying to bring into town.

Returns can be good if you treat it like a business and operate in the top 10% of owners with regards to pricing, theming of the home, the community you are in, responsiveness, cleanliness etc.

You will want a Realtor who is looking out for your well being and not trying to sell you the most expensive property and a property management company who is honest and has a track record of high performance in rentals - both booking percentages and rates. 

If don’t it’s a lawsuit waiting to happen Plan on running this like a business.
