I agree that this "accounting technique" is very distorting (and artificially boosts the return versus a sponsor that's isn't doing this).And most sponsors don't do this...but enough do that I always dig into the pro forma to look (and then take it into account when doing comparisons).

We are also currently utilizing the same strategy for investment/property updates.Our overall repositioning strategy is use the $400k rehab budget to complete all deferred maintenance, modernize all of the units/front office, and increase the curb appeal with exterior improvements.

Curb appeal might not be great compared to other approaches, but that could just be a personal preference.The screening approach is similar to leaving it open.

Along the same lines, I would make option 4 their choice to give you 30 days notice they will be moving not that they have 30 days to vacate (which reads like they have to pay the increase in 30 days or you are kicking them to the curb).With a $70 increase in a 3 year period in a strong market, they should be expecting some sort of bump up.

Very rare for retailers to want to expand in those markets when more fruitful areas are abundant.Except for isolated pockets in cold belt states the more robust growth is in warm belt states boosted by the migration patterns from baby boomers.Vitamin shop is not an experiential tenant.
