They give an address we check, but no body recognize the name of the guy.

@Sanjay Sinha I’d be willing to bet that you can Not build a spec home for sale as an “owner builder”.  

The question I have is how easy it is to be the owner builder on this construction project and hire the sub-contractors directly instead of hiring a GC.

Reason I ask is most builders don't make great operators.
