Would it be advantageous to write a letter to the seller and include with your offer? 

If so, do you have a sample letter you could share?

I am going to send a letter to the owner however I have some questions before I do that.    

Plus new huge data center being built a block away. 1950's home moved to its location, where most houses nearby are slab 3-2-2s. 3-1 with an additional 2-1 350 sq ft attic conversion.

In my experience, most of the foreclosed owners cooperate or at least engage in some sort of discussion with the new purchasers to figure out a dignified exit or perhaps a negotiated cash for keys scenario.With the recent purchase, I left various messages and posted letters at the front door asking for a call back to discuss the living arrangement.

When I was first getting started, I ran into the "you don't know what you don't know" block where I didn't even know what questions to ask because I knew so little.Start going to local meet ups (they're all over the place) and tell people you're interested in learning more.

I am guessing first step is to try to make contact via a written letter, but we will take any suggestions.

To earn that hands-on learning offer to do some of the work that would be more tedious to that investor but can also help you learn in the process, such as drafting an offer letter, initial cleaning of the property, etc.When it comes time that you'll have the cash and debt (and credit rating) position for your own first investment, you'll also have a solid foundation of learning.
