We have a few portfolios of properties for sale, multiple states.Most of the properties are a part of some portfolio.We are trying to sell the entire portfolio, or individual ones.Hopefully someone has gone through the marketing process for a rental portfolio and can shed some light.For now, my plan is to do online marketing (adwords, facebook, bigger pockets).

Partnerships can be awesome cause they allow you to do bigger projects and more projects but keep in mind that while you might get 50% of the massive profits your also carrying 50% of the risk and debt that it takes to go after the bigger payouts.

Austin proper is more of an appreciation play at this time.Duplexes in the Austin area are currently 189k to 1.8 million Tri's 600k to 1.2 million4's  400k to 1.55 millionBig gaps and the bigger the sales price the higher the note, taxes, ins etc which means less cash flow.
