And I 100% agree, i’ve been getting books together such as How to invest in Real Estate beginners guide to getting started and Investing in real Estate with no and Low money down both from BP.

I am considering buying a condo close to college campus to live in while renting out a room or two. How do I report that income and how much should I expect to pay in taxes if any? Do I need to live there for two year...

Any recommendations for a beginner looking at Sports Complexes? 

As a beginner, you can learn a lot from your uncle with a few rentals in another state or a co-worker that's on their second house hack.

Hopefully it will be found and read and taken to heart by some beginners who are looking for that first "Deal" and may jump before they're ready  (Financially)...
