We rent our primary home for 5 months during the high season (we are in Oregon wine country, surrounted by vineyards and BEAUTIFUL views over the valley.

all i need is for you to continue to be beautiful folks. i just watch and take notes and i get everything i need. books are great, but cant compare to every day people going through the motions and so willing to share there knowledge. who needs gurus when you got good hearted hustlers??

Vertical integration is a beautiful thing.

I have already finished:Set for life - Scott Trench (changed my life)No and Low Money Down - Brandon Turner (my first BP book)The Book on: "Managing Rental Properties" & "Rental Property Investing"I've had my eyes on a few others and when I heard BP was having a sale on books I told my beautiful most amazing wife "now is the time to buy my Christmas gifts"!

I haired a property management company and so far they are doing a great job with the rental. 

The house has beautiful hard wood floors that have been severely scratched because her children's 3 twin beds are scraping the finish off the floor.  

On the other hand, if you like the idea of something turnkey, but don't like the idea of not having had control over rehab choices, etc. you'll end up pulling out your hair when you find things weren't done the way you want.
