It's worth looking at some adjacent towns (Stratford in particular), there just isn't a large a MFR stock as in Bridgeport.

I see too many investors jump at the first property they like and don't have a clue about the neighborhood or the numbers that coincide with that particular location.

I am looking for something in that size but that particular property was not for me.

We market our homes at the top of this particular market - new flooring, nice finishings in the kitchen and bathroom, A/C when possible, and new appliances.

@Lien Vuong this particular deal that I am looking at comes with long term renters.I definitely should have safeguards in place around inspections since inspections have been stalled at this point in time.

Lenders will have their guidelines about this.It really comes down to how much you have for  down payment, plus CAPEX, Operating Reserves, required fix-up, eand ect.. money.For more particulars on this, it's best to search out lenders and speak to them directly, as they will all have their individual requirements. 

I am particularly nervous because I just purchased 8 new duplexes in a "C/C-" neighborhood on the last day of January and I don't know these tenants well and didn't personally screen them but I will **STILLL** be surprised if any of my tenants chooses to just quit paying rent because evictions are not possible.

This particular unit is most likely worth exactly what I am currently getting, so their rent will stay the same for another 12 month lease.
