We are able to get places very cheaply using this buying strategy.Putting the least amount down and having leverage is a smart move, but arranging this financing takes time and when the opportunity comes to buy a really great deal in a seller's market such as the one I'm currently buying in, it's wiser for us to put our cash all in, renovate, place a stable tenant, and then eventually pull our cash out by refinancing.

Is an attorney needed at this stage in the game?

Apparently, they don't have to disclose things like that if they are just in the evaluation stage.   

But it's still in idea stage at this point.

Some think it means foreclosed property, others think it means "at the auction" and still others think it means any property in any stage of default.

Times right now favor the owners and force prices higher in most communities.As soon as you can comfortably arrange it, get the exterior door locks changed.
