Now I have to track a few people to get their SSN or TIN to send them 1099s on the flip, but according to what I have found, for the rentals, since it's not a business I don't have to.I spoke to a few fellow landlords who never send 1099s and have been landlords for ages!

Many of these folks would be SO better off spending the 500 to 700 and taking a RE licensing course.. that's one of the best values.. and you would be surprised when your in the industry how many doors may open for a person..Then hire on with a big sales team and earn while you learn the basics... in my day and of course that's way back in the dark ages that's how most of us started..

My age and other things out of my control have prevented employment for over 8 years.  

At first I wanted to retire early at 55, then I realized that doing 15 year notes I would have a lot more flexability at age 40.

#CommonSense While I do share the same understanding of the laws and how it applies here, you have to remember that we are in a day and age where common sense is unfortunately not always what dictates how laws are written or liabilities are distributed across parties.There is a reason Apple feels they have to include a "do not eat" warning on iPod shuffles. 

Highly risky but at my age and experience is worth the risk to me.
