You need a license to advertise a property, no option can give you the right to advertise or show a property and not be considered a listing agreement, such agreements may cause the option to be an installment sale as well.

If you are curious I dug up an old ad that someone was using as a scam at one of our properties.Note the low rent (market rent was $1200 on this unit).Here is an example of an actual scam advertisement that was posted on Craigslist:Thanks for your interest and inquiries about my house.

I respect the job they do, have lots of friends that served, my dad served etc, however 3 headaches and expenses from each family was enough to eliminate focusing my advertising on that demographic.One was a younger couple - after lease was signed, wanted another roommate to move in, everything checked out so said ok - then the roommates girlfriend moved in secretly, then after the lease specified no dogs, two dogs were bought/brought into the property secretly and would be hidden every time I was around.
