I myself back 15 years ago was involved in a running legal battle with the HOA of a unit I obtained ownership of by note foreclosure.  

We're going to start the mid-term rental route for our unit upstairs.

We are looking to set up one of the 4 units in the building we are buying in DC as a MTR and have some questions.1.

My understanding is that assuming that one has no debt other than the mortgage for the first househack, it is calculated as(PITI1 + PITI2) / (Monthly Paycheck + 0.75*Rent1 + 0.75*Rent2)Rent1 is the total rent collected from the first property assuming that you have moved out and have fully rented it, and Rent2 is the rent collected from the other units in the new multi-family property that you want to buy.Is this correct?

Hello, I am currently under contract on two duplexes (4 units) and am set to close next week.

I have 26 units here in Bryan and College Station, and I feel that this area is an ideal place to invest.

Also, in Southern CA, we have a lobbying group named the BIA (Building Industry Association)...they lobby for pro housing legislation both at the state level and city/county level. 

Another idea besides a fence for yard sharing is a  little patio for each unit.

I own a fractional interest in over 2,500 units today, and I don't have to hassle with tenants or lenders or inspectors or insurance or contractors or property managers.

We've been managing our properties for 2 years now and been doing a lot of the work ourselves to save money, such as yard maintenance, cleaning, unit flips, etc.
