now whether or not the consideration could be a note for 1000 for earnest money - best speak to an attorney about that - just to be rock solid with your offers - i think putting some consideration in the deal is better than nothing.

Around 80% of Current housing stock is a solid wall construction, and if they were insulated around 50% of wasted energy can be saved.

I would never get into something until all of my ducks are in a row...meaning that I have already established a solid network of investors waiting for my deals (which I have), and having a custom Purchase Agreement with enough contingencies to cover me whether I cannot find an invester to assign my contract to (this is the worse case scenerio)...if it were completely impossible for me to assign my contract, my agreement allows for me to walk away from the deal without any risk to me (although this is not fair to the seller).

PROS: You get to meet a lot of great people, see a lot of homes, control your own time (to a degree), and can make money.CONS: You get to meet a lot of not-so-great people (buyers who waste your time, sellers who are unreasonable), deals that fall through (especially when you are counting on the commission), working late hours, and finding prospects.The hardest part for me is finding good prospects.
