I read an article in the library here, that says trading skills is one way. 

But, very risky, and very difficult, and would require some serious expertise and skill with flipping, remote communication, an A+++ team you know and trust on the ground, with a GC who is completely on top of things, and completely trustworthy.  ...I have many years' experience in all areas of residential real estate investing, and personally, I would not attempt to oversee a rehab from a different state (let alone a different country).You also mentioned flipping--right now is a very risky time to flip (especially for inexperienced people).

I suspect that people can start to develop that skill just by doing enough flips.You have options in the meantime. 

I have heard both sides - half of the people saying RE will trend upwards for several years given gainfull employment opportunities and a adventageous business climate along with a continued shortage of housing; I have also heard to wait to invest until around the 3rd quarter of 2019 when housing is more abundant and the economic trend demands a downward curve. 

As usual, skilled trades and inspections delaying things. 

On the other side, there is a housing shortage in most areas.
