(that in itself was a challenge) -- I wanted the option to turn over vacant units myself, calls for over $200 in repairs (many want $400, which I find unacceptable), and definitely no extra services that I am required to use (in WA, I actually had to wade through so many management contracts that required me to get my carpets cleaned or my window blinds cleaned each year through their separate company, vacant or not).

Joy of working short sales I guess.Rough numbers are:Purchase: $180kRehab: $8kSale: $250kI was gonna change the floorplan some and update more and sell in the $275k range, but I think the better play is to just do paint, carpet, clean up and flip it quickly for $30k or so after holding/sales costs.Had some new private lenders not come through so its either find some money or a partner or go institutional hard money...which doesn't appeal to me.Open on terms and split depending on how the work/money/experience shakes out.

Wood on floors, maybe engineered (they're actually stronger) I like Wolf too, but with the modern style and it being in the island, thought induction would be clean.
