@Anthony Fleming one of the biggest issues I've found trying to buy from wholesalers using assignments is that they don't educate the seller very well and that lack of communication ends up destroying the deal.Be sure you let the seller know that you will be bringing "your partners" and/or contractors through the home for quick inspections.  

I'm always curious/amused why some folks think TX is paved in gold with riches in abundance.

I'm guessing there were quite a few who attended having bought into the "get rich quick" pitch.

I would have done it this way as I am "house rich" and trying to leverage my equity but am still paying 2.5% on the down payment.  

I just kept thinking of ideas to become rich and live the life that I want.

Seattle itself is pretty much out because property prices here are CRAY, and rich I am not (yet).

About three years ago, my father gave me Rich Dad Poor Dad as a gift.

They communicated with the closing agents for both deals and everything was fine.

I think it's partially a personality thing and partially just a matter of what kind of communicator you are. 

You must be very, very careful about using a friend who can accept your identification, communicate with the title company, etc.
