The roofer gave me a invoice with high level bill of material, and a statement that it has 2 years of warranty and brand name of the shingles.It does not say brand name warranty or model or batch number etc. 

After investing $150,000 into a full remodel we decided to keep it as an Airbnb with 5 studio master suites with their own bathroom and kitchenette.

Granted, it's applied to the gross income but, for the typical Mexican STR, the difference between gross and net income is much lower than in the US given the lower expenses in Mexico.

I don't have any pending legal issues at the moment, but I've been thinking I should find a lawyer that I can go to for questions, to review documents, leases, etc so that I can have confidence that I'm not making any silly mistakes that will get me into trouble later on.
