Michigan is my cash flow go to in my investment portfolio :) Planning to get a couple more properties before the end of the year. 

To me its looking like a lot of  properties are over priced, but I will keep digging.

Read the book "Long Distance Real Estate Investing" by David Greene, then decide if you would like to sign up for an investor academy (which will probably cost hundreds/thousands). 

You can spend as little as $100 to form an LLC, or you could use an attorney and spend $1,000 or more.

Generally speaking, the townships surrounding KCMO are more favorable to BRRR-MTR.

In my opinion, it's better to make mistakes starting out on duplexes and 4 units than buying a 20-unit after saving up a bunch of money and making a lot of mistakes because you have no operational experience since it's your first one. 

It's been nice to build different plans and seeing how/when the addition of more rental properties plays out in reaching my financial goals.Just wanted to share, thought others here might enjoy it too!

Those systems require much more maintenance than a well.
