The later is a waste of paper because given the age in the police log for arrests many wont have assets.

Here are the issues:- Dogs left outside, barking 24/7; police have been called at least 20 times; 4 neighbors getting ready to file a lawsuit- Started paying rent late, now 2 months in a row; never emailed or called us to inform of late payment- Not maintaining yards front or back; lawns are dead, weeds everywhere, trees overgrown- Parking "toys" outside and on the street (boats, SUVs, trucks, cars, golf carts, etc)- Leaving furniture and garbage everywhere outside (on the front patio, side yard, front yard -- everywhere!)

I'm not all that up to date on their finances, but stories of no trash collection, 45 minute fire truck response times and even longer police response times have me looking at other cities with more money and better services. 

Will the police / fire department still be there once the PM makes it on site?

Also, PD = Police Department. 

Don't mediate the accident, tell them they need to contact the police. 

Only people that come to people's doors directly anymore seem to be police, people trying to sell you something you don't want or need, or people wanting to preach to you. 

I do make sure my tenant is aware of the situation & should feel free to call the police if warranted. 

Polish it up, do some re-hab and raise rents as leases will allow.

For stays under 30 days, local police will handle the eviction in most areas.
