My wife and I buy SFH's with some form of separate income suite/ mother-in-law/ ADU that gives us the privacy we are looking for.

I'm debating whether to purchase my mother's home through a private mortgage as a way to start house hacking but want to make sure I am able to build equity in a way that will allow me to use it to purchase a second property.

I understand those two are popular and basic investing options, but they are brothers from different mothers.

They both call me and gave me insights of their situation, they both want to stay in the house, and here is what I got from the conversations.Girlfriend(nurse) is making a lot more money and she wants to stay. 

Could I have my mother-in-law purchase the foreclosure and then 1031 into it at a later date?

Being able to whip my phone out while in the middle of the Atlantic and look at the weather, or send my mother $400 in seconds is amazing.

Temporary work placement like a traveling nurse or exec setting up a new branch, family coming to help with a newborn grandchild etc etc. 

A couple of other things to note: here on a mini vacation but need to be accessible, there also to visit mother and ill husband. 

I am a travel nurse and have had 3 lenders deny me due to me working contracts and the inability to confirm future pay.

Section 8 could mean a sweetheart mother in her 60s who is 5 days early on rent and don't hear a peer from her, or it could mean a teenager blasting music and children painting the walls with chef boyardee.
