Tenants agree to return the appliances in the condition supplied less any normal and reasonableThe tenant emailed me about two days after moving in and said the refrigerator was not supplied in complete working condition and is demanding I replace it ASAP.

HouseMax agreed that I am owed the full $14k, but they informed me that the "investor" and loan servicer (FCI) are refusing to refund the amount.I'm unsure who should be held accountable or what my legal rights are in this situation.

I’m a residential superintendent in NYC which requires me to live on-site so, from my understating I don’t think I will qualify for a FHA loan on a multi-family because that requires me to live in one unit for a year.

Recently, PM suddenly told me that this property needs "lead testing".My PM is not aware of this I already have 2-year lead certificate from the previous onwer AND assigned an inspector for lead inspection for me.

It doesn't quite remind me of 2004-2008 since the borrowers need to have a history of paying their bills on time and provide evidence of the capacity to repay the debt, for investment properties lenders are requiring anywhere rom 10-25% down depending on the loan amount and documentation. 

You must occupy the residence within 60 days of closing and live in it as your primary residence for 12 months before renting out other units.Do this several times and you will have 3-4 performing (hopefully) 4 plexs (or tri or duplex) and then you can look at doing STRs.It would create a great base for you to work towards early retirement.
