It's a whole suite of forms that you can utilize for move in, pets, extentions, applications etc.

Another option is cash for keys but I have never done this but others on this forum have and can probably advise further.

Can you get started with a house hack close by to where you live or move if you have to? 

When banks finish the foreclosure process many times they just sit on them until there directed to move them.

After all, they weren't making them, that's how they go into the situation they're in now.All they care about is 1) how much cash will I give them at closing 2) how much time do they get to move out 3) how much cash will they get when they move out.After I bring their loan current and make 2-3 payments their credit score increases, anywhere from 60-100 points.

Please include:When and how is rent to be paidWhen and how are utilities going to be paid (if any)When and how is the cleaning going to be (if shared or provided)What are the costs associated with damages / breaking stuff / calling a technicianWhat are the costs of breaking the lease, finding a replacement if you are doing short term leases on the roomsIf they lost their keys or check bounces what is the charge for it, how the cleaning of the common areas is going to work, and enforcing quiet hours.

Becoming a Key Principal (KP) in other people’s commercial real estate deals is a great way to shelter your income, participate in several deal at the same time, minimize / spread out risk, capture equity w/ a preferred double-digit return at a discount cash-out-of-pocket investment.
