I assume metal roofs in general are more expensive so thats why builders, flippers, roofing companies push them because they are better for their margins, but if you are planning on holding the asset for the long haul I have to think metal is going to last way way longer. 

A lot of reasons but these are the first in my mind right now:- I was looking for a property in Boston that was valued up to 500k (driven by the company's total available capital at the time).

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

I think you have 3 options - Update it to HUD standards, wait for a cash buyer, or use a company like I just found with a search https://www.nhmcinc.com/now-financing-pre-1976-manufactured-...

An example is deeding a property valued at $100k from your name to your LLC or vise versa, you're now writing a check for $4,278.00 just to cover the tax payment to record the new deed, not including the recording fee and any fees collected by the title company or attorney representative who facilitates the transfer. 

If you can roll it into a self directed ira or solo 401k (if you qualify) then you can make this investment without taxes and penalties.

Unbelievable • His insurance won’t cover because as it turns out commercial liability does not cover craftmanship defects they need E&O insurance for that, hard lesson learned, 95% of small contractors will not have E&O, it's an extra cost for them and only the larger construction companies carry it.
