You are just going to be wasting your time vs. trying to close on actual deals.

I've been listening to many BP real estate podcasts over the last few months and did some research on this area and it doesn't seem like the economy in the area is growing.

To maximize cash flow, find suitable properties, analyze numbers, and focus on student-friendly amenities.

Purchase price: $245,000 Cash invested: $50,000 This was our primary residence that we are lived in for 6 years while we fixing up and renovating. 1963 farmhouse that was outdated and loads of half a$$ work and deferred maintenance.

I'm going to assume that you are part of an investor community on Long Island.

Personally I have not had the best experiences with these sites, I typically go via word of mouth referrals from other investors I know from in-person networking in my market, or from the BiggerPockets referral tools.
