I don't think it is on the agents or the title company to catch this or inform you of this....I almost don't know how they could even know, because this is really a function of the HOA and those documents you get.

Window units are incredibly ugly and do restrict window function so maybe it is worth the extra $5K to $7K to go ahead and do it. 

Use the search function of that forum, and you will find some very informative threads on it.

Since value is a function of NOI, you should have a business plan for the property that improves NOI.  

It's worth it to have an attorney help you draft an operating agreement in which it will clearly outline what each person's function is.

Business has many functions, each with risk if you do them wrong. 

I bought it fully furnished and already functioning as an Airbnb.

You need to make all the decisions, especially those that concern looks or functionality.
