Duplex fully remodelled to studs, all new mechanicals in 2021. 228k purchase, 10k repairs, 1250-1350 rent a side. (1250 is a good number according to property manager but I feel I can get more)-inspection done -Termite inspection (past damage corrected, Not a concern) -leases acquired for current tenants -Contractors estimate for minor repairs I asked for a Schedule E, or past expenses and the seller denied this.

I say this with love....the courthouse is no place for amateurs.Professionals dominate the courthouse auctions and don't take prisoners.They work in teams with buyers on the steps and scouts at the actual property trying to see what it is worth and how much damage needs to be repaired.If whatever property you're going to bid on has good potential,they'll know it and will out bid you unless you go overboard and bid way too much to profit.They have multi million dollar lines of credit and buy properties by the dozen in one day.Only way to beat them is to buy the property before it gets to the auction and on their radar.

Minor damage like chips and dings are easily fixed with a little putty and touch-up paint.I'd say pick a neutral color that looks good in the space and keep some extra paint on the side for whenever you turn the property over.

I know tenants do not always take care of properties, many are dirty, but there's a major difference in recent tenant damage (within last 12 months) and issues you can tell have been long term damage that was never repaired over years.

Make sure you plan your Expenses to deal with any potential damage once they leave ( I always assume that it'll cost between 8k-10k when one leaves) and plan ahead.
