Homewyse.com is a pretty handy website to estimate labor and material costs.

How would i estimate these costs into the repair estimate.

I have a wealth of experience in designing, building, rehab and estimating but know very little about the real estate business itself.

We want calculate or best estimate performane on a property.

Upon further analyzation of the property and the comparables, I determined that the ARV was closer to $81,000, the rehab costs came to about $62,000 (very rough estimate), and similar properties have been appreciating at about 3% a year since 2012.

. $0 repair costs as house is in great condition so I have estimated less than $1k to get ready for rent.  30/15 Balloon at 4.2% Financing.
