rodent and mold removal

i never had a rodent or mold in any of my wholesale deals. How would i estimate these costs into the repair estimate. Should i call a mold specialists or just note its there to the investor. I wont be seeing the house to see the extent of this rodent or mold issue till monday, and will contract shortly after. Note The house is a fairly new build less then 10 years old.
