I'm over budget, in a C-/D class area.

If I was a C/D neighborhood investor, I would have a PM deal with those issues. 

Right about now another top autonomous player called Rivian (within a year everyone will know this name.) begins picking up ridiculous amounts of steam again.

I read house flipping for dummies and other real estate books, gone to numerous 3 day real estate seminars, purchased $300 real estate cd programs, joined real estate clubs, and talked to other investors.  

Others go into the city where they deal primarily with "C", "D", or "F" neighborhoods.

But if you can handle class C/D areas, there are several opportunities.
