Yes, a lot of this was dumb beginners luck, I'll admit, but the crash was actually very good to me.

I suggest reading the Ultimate Beginner's Guide to Real Estate Investing as well as listening to the podcasts. 

The forums are great place for networking and the ebook The BiggerPockets Ultimate Beginner’s Guide to Real Estate Investing is a great read for learning in your REI career.

Throughout this research I have come across a lot of beginners getting involved with a coach for free.

Currently trying to get that strategy ingrained in my head as like a third/fourth option, or even earlier as you mentioned less risk for a beginner like myself.
