Don't invest in Europe.It doesn't work like in the US.Prices are way too high, rents too low, they will tax you to death on rental income(Portugal is 28%, Germany is 40%) and there is red tape from here to Mars.

This benefit doesn't "get cancelled out" through an IRA or 401k; it's just that (unlike non-retirement account entities) these vehicles don't have any taxes to pay in the first place.

If people say they can't make it at that time, I take down their info and contact them again if the showing doesn't end up getting it rented.Another option is installing a combo lockbox, then having the interested party call or text when they arrive and then call when they've locked it back up (obviously get as much of their information as possible to mitigate the risk).

If the tenant doesn't pay enough money to cover both rent and garbage by applying credit to the garbage first he will be short on his rent, making him subject to late fees and eviction for non payment of rent.

Brendan Harrison Listing agreements are contractual arrangements between the listing agent and the seller...The seller pays the commission, so if you don't use an agent it doesn't improve your position.

I feel like my buyer got an exceptional deal on this home, mainly because I wanted the security of having it sold and at the earliest possible settlement date.I could easily see how a seller who doesn't care about their reputation would be more likely to cut corners and skip on some small details in this scenario.
