I think that was a tactical mistake, especially if you weren't laid off, or separated from your employer by means outside of your control (restructuring, firing, etc.). 

Then again some of our contractor/self employed friends are starting to feel it financially.

So at the most basic level you MUST have 100% segregated funds and banking, but also will need segregated rules of operations, employment, resources etc..

I always verify past landlord references and employment; and I make sure I am talking to the correct person and not the applicant's mother.

But you'd have a very hard time convincing the IRS it takes you 750 hours per year to manage three units, so this would probably work best as part of a larger portfolio as your footprint grows.It also depends on your employment situation.
