Some people will book weekends in April even if they "wanna get away" somewhere that isn't a casino and can take strolls along the beach, weather permitting.

You can follow that up with questions regarding fee structure, preferred communication method, experience with LTR/STR, etc.You don't need someone local as most savvy professionals will be cloud based and able to work virtually.

I'm also finding for out of state people moving to the area that virtual tours are great and that those same video tours work for people who can't make the open house.I don't use anything fancy for my own units just Zillow and their rental manager and it works pretty well for the two units we have personally.
