6-7% may not be great, but if you cannot get the same elsewhere or in another vehicle then it could be the best you have.Have you considered notes, lending, etc?

You also have to take into account licensing, insurance, taxes, overhead, vehicle costs, such as tires, oil changes, breakdowns, etc...  

Sealing is not necessary unless you are concerned about oil from vehicles.

A better vehicle on not only the cash flow but getting at a discount and reaping the big gain on a sale. 

There are many reasons for this: punitive taxes, inflation, political changes, corruption, exchange rates, lawsuits/predators, etc.An offshore carrier with a policy denominated in US dollars would likely be a great vehicle for financing US investment... if you could get a loan in the US that is secured by an assignment of collateral against a cash value policy held offshore.
