If it's just for answering calls and trying to filter spam, you could utilize a call tree type service (Click 1 for sales, 2 for leasing) That typically filters out a lot of the automated spam calls as they can't navigate the menu.

Get a business email it looks a lot more professional and if reaching out to someone they will take it a lot more seriousAs a business owner if I get a cold email and it’s gmail, hotmail, yahoo etc i typically do not even read it and send it to junk.

@Brooke Williamson have your PMC start eviction process on tenant to motivate them to put pressure on their caseworker.Caseworkers typically will respond to tenants before PMCs/owners.Without the threat of eviction though, the tenant may not try very hard to contact their caseworker.

I think that it's pretty common that contract for deed is low downpayment, no credit check, and that owner financing is higher downpayment, more vetting of the buyer.Yes, going traditional financing was an option.
